  • The One-Year Warranty: Covers defects in materials and workmanship, including things like improper installation and code violations.
  • The Two-Year Warranty: Covers defects in the electrical, plumbing, and heating systems, as well as water penetration and significant structural defects.
  • The Seven-Year Warranty: Provides coverage for major structural defects.

Understanding Your Warranty Coverage Limits

It’s important to be aware that there are maximum limits to the warranty coverage provided by Tarion. These limits have increased over time, offering greater protection to homeowners. The specific limits that apply to your home depend on the date your first Agreement of Purchase & Sale (APS) was signed.

Here’s a summary of the coverage limits based on the APS date:

For Homes with an Agreement of Purchase & Sale Signed On or After July 1, 2023:

  • The maximum total warranty coverage for a freehold home is $400,000.
  • For a condominium unit, the maximum warranty coverage is $300,000.
  • Condominium common elements are covered up to $100,000 multiplied by the number of units, with a total maximum of $3.5 million for the common elements.
  • The combined maximum coverage for an entire condominium project (units and common elements together) is $50 million.
  • There is a specific maximum of $50,000 for warranted damage caused by environmentally harmful substances or hazards.

For Homes with an Agreement of Purchase & Sale Signed On or After February 1, 2021 (and before July 1, 2023):

  • The maximum total warranty coverage for both freehold homes and condominium units is $300,000.
  • Condominium common elements are covered up to $100,000 multiplied by the number of units, with a total maximum of $3.5 million for the common elements.
  • The combined maximum coverage for an entire condominium project (units and common elements together) is $50 million.
  • There is a specific maximum of $50,000 for warranted damage caused by environmentally harmful substances or hazards.

For Homes with an Agreement of Purchase & Sale Signed Before February 1, 2021:

  • The maximum total warranty coverage for both freehold homes and condominium units is $300,000.
  • Condominium common elements are covered up to $50,000 multiplied by the number of units, with a total maximum of $2.5 million for the common elements.
  • The combined maximum coverage for an entire condominium project (units and common elements together) is $50 million.
  • There is a specific maximum of $15,000 for warranted damage caused by environmentally harmful substances or hazards, and a maximum of $25,000 for coverage of septic systems.
